Issues of concern include -

Incompatibility with current Planning Scheme zoning.

1200 beds creates too much competition to existing businesses.

Lack of supporting infrastructure, water, sewerage, etc.

Traffic congestion and access.

Alienation of productive rural land,

Lack of business plan.

Foreign ownership.

Foreign workers.

Lack of accommodation for 150 plus workers during construction and staffing when completed.

Lack of a social impact statement.

Visual impact and local amenity loss.

Land slip hazards.

Climate change impacts- sea level rise will eventually cause the Barham Rd. to be inundated.

ETC., ETC.

Hotel: The first objection is that the proposed hotel appears to be at odds with the intentions of the Colac Otway Planning Scheme, as outlined for the Development and use in the Rural Activity Zone.
